When is the best time to list in Charlotte?

Spring brings the most buyers, and our five neighborhoods peak from April through June. Fall listings face less competition: last October Dilworth had 31% fewer active listings than in May. If you need to move by a date, work backward. Most of our sellers list 3 to 5 weeks after the walkthrough, and closings run 30 to 45 days after an accepted offer.

What does it cost to sell, all in?

Our listing fee is 2.5% of the sale price. Whether you offer anything to the buyer's agent is your decision; most of our sellers offered 2 to 2.5% this year. On top of that, North Carolina charges an excise tax of $2 per $1,000 of sale price, the closing attorney runs about $850, and there are prorated taxes and any repair credits. The net sheet on your report adds it all up.

Should I fix things before listing?

Some things, and fewer than you'd think. Paint, lighting, landscaping and anything an inspector will flag (roof leaks, HVAC, wood rot) usually pay back. Full kitchen or bath remodels usually don't, because buyers discount your taste. Marcus prices every recommendation with a real vendor quote, and two of our vendors will bill at closing.

Can I buy my next home before selling this one?

Yes, and 38% of our sellers did last year. The usual routes are a bridge loan or HELOC on your current home, a sale-contingent offer (weaker when the market is busy), or both closings a few days apart with a short rent-back. At the walkthrough we'll show which fits your numbers and introduce you to two local lenders who do bridge loans.

How accurate is the online number?

It's built from closed sales near you plus your answers, and it can't see inside your house. On our own sales it has landed within about 5% of the final price most of the time, and missed by more on homes with big updates or big problems. That's why it's a range, and why we never set a list price without walking through.

Will I get sales calls after this?

No cold calls. You'll get your range and the comps PDF by email. If you tell us you're selling within 3 months, Dana or Marcus may send one text to ask whether you'd like a walkthrough. Reply STOP and that's the end of it.

Is the walkthrough really free?

Yes. Thirty minutes at your home, and within 48 hours you get a written pricing strategy and a net sheet. There's no listing agreement at the visit. If you end up listing with another agent, the strategy is still yours to keep.
